Electrical Installation Condition Report (E.I.C.R)
We have carried out over one hundred electrical installation condition reports in Edinburgh primarily for rental properties or commercial premises for insurance purposes.
The Electrical Installation Condition Report or EICR is an electrical inspection of the fixed wiring within your property. The purpose of the report is to determine the overall condition of an electrical installation and its suitability for its current use. Prior to any inspection and testing being carried out the general scope of inspections will be determined i.e number of points opened up. Any limitations will also be agreed thes are usually routing of cables in prescribed zones and certain insulation resistance tests.
During the inspection process all electrical accessories are inspected for any signs of damage or excessive wear and tear. Attention is also paid to the suitability of any equipment located in special areas i.e bathrooms, wet rooms, outside areas or any place where there is a likely hood for increased moisture, heat or dust. Items located in these areas must have the correct I.P rating to be considered safe. Attention will also be paid to the size of conductors, type of protective devices and connection of accessories.
The testing process of the electrical installation focuses on the suitability of test readings when compared BS7671 regulations. The test readings taken may also indicate any unsafe wiring systems or poor circuit connections especially for earths. Insulation resistance values can also show up faults where cable may have been damaged by screws or compression that circuit breakers or fuses may not detect.
Once both parts of the EICR have been carried out a general summary of the installation can be determined. If any Code 1 or Code 2 items were found the overall condition of the installation will graded as unsatisfactory. Any Code 1 items are deemed to be so unsafe that immediate action should be taken. A quotation will then be supplied for any work required to make the installation safe for continued use. Upon completion of remedial works any relevant certification will be supplied and the EICR will be updated to satisfactory.
